This mixed-use development in the expanding Kartal district on the Asian side of Istanbul is providing for a new community.

The district has a history of light industrial and manufacturing uses that are moving away to the urban periphery, allowing housing to reinvent the vacated sites and transform the precinct. The MA motorway plus a new public transport Metro station makes the area very accessible. The AND site is surrounded by civic parkland, and slopes down to the Sea of Marmara, giving sea views to apartments on the upper levels.

The fluid design of the landscape around the development reflects the adjacent parkland, for a coherent outdoor experience.

The C-shaped structure of the apartments creates an internal courtyard which encourages interaction between the three main blocks.

Each of the three main apartment blocks enjoys a courtyard space: interlinking outdoor garden rooms with brick walls of various heights. In addition, all residents can enjoy the larger shared park-like landscape in which the courtyard spaces are embedded. Water flows through the entire site, defining and connecting the three courtyard spaces, like a ribbon tying the entire site design together. The stream is playful and highly active in the central high point, growing calmer as it reaches the courtyard gardens and flows towards the main entrance of each court. MSP added visual interest to the bland main central staircase with planters, vivid lighting, and a ramp which makes it attractive as well as fully accessible.

The main body of the courtyard landscape design is based on the temporate forests of Istanbul with native species, while the smaller foliage and colorful flowers of a more Mediterranean plant palette defines the retail frontages and parking zones along the streetscape.
